Affordable Housing in Tenafly

Applications are now available for nine (9) affordable housing units at "The Crossings at Tenafly"

Tenafly has adopted a Housing Element and Fair Share Plan to address its affordable housing obligation pursuant to state law. The Plan was approved July 2, 2003.  This "fair share plan" includes several components.

In order to satisfy a portion of the "new construction" component and the "unmet need" component, there are currently two housing development projects underway that will produce a total of 26 affordable housing units.

JMP Tenafly LLC, located on the former Penetone site on Piermont Road, will construct 148 housing units including 17 affordable units. This project was granted Final Approval on November 10, 2004. A decorated model home and the full furnished clubhouse at The Plaza at Tenafly is expected to be open soon.  The developer anticipates that the initial five (5) affordable housing units will be completed in December 2008 and the remaining twelve (12) affordable units will be completed in February and March 2009.  The marketing of the affordable units has not been announced at this time.

Grove Street at Tenafly LLC, located on the former Ippolito site on Grove Street along the railroad tracks, will construct 44 housing units including 9 affordable units.  This project was granted Final Approval on October 28, 2004.  Known as "The Crossings at Tenafly," applications for the affordable units are now available. Completed applications must be submitted to the Housing Authority of Bergen County by May 16, 2008 and the completed application form must be accompanied by a non-refundable $50.00 application fee.  Click here to view a copy of the public notice containing income limits and price ranges.   

In order to satisfy a portion of the "rental unit" obligation, four(4) rental units will be constructed in connection with a development planned on Tenafly Road.

Markay Commons, located at 319 Tenafly Road, will construct 21 housing units including 4 rental housing units. No construction activity has commenced at this site.

The sale or rental of all of the affordable units will be regulated in accordance with the New Jersey Housing Act and rules and regulations promulgated by the New Jersey Council on Affordable Housing (COAH).  When these units are ready to be marketed, the Borough's administrative agent, which is the Housing Authority of Bergen County, will be responsible for ensuring the affirmative marketing of the affordable units in accordance with these rules and regulations.

As part of the affirmative marketing program, initial marketing efforts for the new affordable units will include applicant outreach, local advertising, and distribution of posters and brochures announcing the application procedures and eligibility criteria.
